This preventive maintenance checklist helps evaluate home HVAC systems end to end. Inspect thermostat operation, wiring, and cycles; verify filter sizes and quantities; review indoor air quality, attic insulation, plenums, and duct installation; capture coil and furnace/air handler images and tags; test heating components (ignition, gas valve, heat exchanger, pressure switch, venting) and cooling components (drain lines, float switches, TXV, blower motor, capacitors, contactors, transformer, circuit board, coil cleanliness). Assess outdoor condenser condition, pad level, coil cleanliness, electrical connections, fan and compressor performance, and refrigerant-related safety. Record temperatures, ratings, and pass/fail results, document issues, and assign corrective actions to improve efficiency, reliability, and comfort.

Cover electric heating (heat strips, kW readings, sequencers) or gas heating (heat exchanger, gas valve, inducer motor, flame sensor, safety switches). Evaluate the condenser section including compressor operation and sound, pressures, refrigerant levels, defrost controls, contactor, start assist, fan motor and blade, reversing valve, and coil condition.
