Use this HMO property inspection checklist to audit residential shared housing for safety and compliance. Record gas and electric meter readings, assess gardens and external areas, and check windows, doors, gutters, and drains. Inspect communal areas for clear exits, working emergency lights, fire signage, and self-closing fire doors. Test interlinked fire alarms and carbon monoxide detectors, verify the presence of a fire blanket, and confirm tenant notices are current. Review kitchen and bathrooms for cleanliness, leaks under sinks, mould and condensation, waste separation, and appliance cleanliness. Finish with exit procedures including lockbox photo evidence.
