Use this building fabric condition report to document site details, property type, construction age, and occupancy, then assess external walls and finishes, roof coverings, ridge and verge condition, damp proof course depth and defects, rainwater goods, soffits, bargeboards, and fascias. Record window and door types and general condition. Conduct internal inspection for moisture, condensation, mould, and humidity; verify heating systems, controls, and hot water cylinder insulation. Check ventilation and extractor fan performance with flow rates, and log humidity and temperature room by room. Capture insulation evidence in walls and loft, and provide a summary, recommended works, and scaffolding requirements with supporting photos.
