Perform a comprehensive rental electrical safety inspection with this checklist. Assess switchboard safety including RCD protection and load, main switch and breaker ratings, MEN link, fire sealing, asbestos risk, and whether an upgrade is needed. Verify earthing and equipotential bonding. Check smoke alarms for NSW building code compliance, test operation, confirm expiry dates and correct locations, and note detector types. Inspect fixtures for condition and function, including lights, exhaust and ceiling fans, outlets and switches, roof space junction boxes, halogen downlights, cabling quality, and exterior security lighting.
