HVAC Winter Pre-Season Maintenance Checklist

Prepare HVAC systems for winter in Zones 1 and 2 with a comprehensive pre-season preventive maintenance checklist. Inspect packaged units, heat pumps, gas packs, chillers, boilers, cooling towers, and more. Tasks include checking wiring and connections, verifying thermostats and sensors, recording amps and pressures, lubricating motors and bearings, straightening coils, replacing filters with MERV 8 or LEED-required MERV 13, and cleaning condensate drains. Verify economizers, VFDs, VAV or fan-powered units, and pumps. For heating equipment, test combustion safety, flues, gas valves, and high-limit switches; perform combustion tuning and smoke tests on boilers. Inspect steam traps and unit heaters, and test fire dampers. Use this checklist to ensure operational readiness, safety, and efficiency before cold weather.
