FHA Appraisal Checklist: Health and Safety

This FHA appraisal checklist helps appraisers and inspectors evaluate a property’s livability and safety. Capture photos of the front, sides, and back, then assess location hazards such as flood zones, overhead lines, nearby tanks, and traffic noise. Check for soil contamination, grading and drainage issues, and well and septic compliance. Inspect for wood-destroying insects, private road access, and structural conditions including floors, walls, attic, foundation, and crawl space. Review roofing condition and remaining life. Test mechanical systems—HVAC, electrical, and plumbing—for proper operation, pressure, and safety. Note other hazards like broken windows, missing handrails, and garage door auto-reverse. Identify lead-based paint defects in pre-1978 homes. For condos and PUDs, verify FHA project approval and occupancy standards. Conclude with overall health and safety assessments and comments.
