External Trips, Slips and Hazard Spot Checklist

This external inspection checklist helps housing associations and property managers spot and record common outdoor hazards across communal walkways, paths, car parks, and shared areas. It covers trip hazards like uneven paving and raised covers, slip risks such as wet leaves, moss, or oil, obstructions from foliage or damaged fencing, step and ramp visibility and handrail condition, fly tipping and arson risks, tree and gate safety, lighting and electrical issues, scaffolding tags and fencing stability, and other site-specific hazards. Use it to assess risk levels, document evidence and photos, and schedule timely follow-up actions to protect residents and visitors.
