This Plumbing Performance Plan is a comprehensive checklist for assessing residential plumbing systems. Inspect main shutoff location and tagging, measure water pressure and quote PRV if needed, and record piping types (PEX, copper, CPVC, steel, polybutylene). Evaluate water conditioning and test chlorine, pH, and hardness. Document water heater details including energy source, safety components (sediment trap, gas shutoff, flue, wiring), capacity, TPR valve, stand, earthquake strapping, drain pan, expansion tank, recirculation, temperature, and maintenance history. Review drain and vent systems, sewer cleanouts, scopes, materials, slope, and backwater valves. Check pumps (sewage ejector and sump), laundry, kitchen, bar sinks, dishwashers, disposers, icemakers, and all bathroom fixtures. Include exterior hose faucets/bibbs, crawlspace/slab/basement access, and safety devices (CO2 detectors, smoke alarms, leak protection).
