This A-Pro roof inspection checklist helps inspectors and contractors evaluate overall roof condition across flat/membrane and sloped systems. Record debris, drainage, punctures, cracks, ponding, shingle damage, deformed edges, and corrosion. Review roof features including fascia, soffits, flashing, gutters, skylights, chimneys, and anchors. Assess interior and exterior indicators such as leaks, stains, cracks, and finish deformation. Estimate remaining service life, capture photo evidence, and provide a certified summary with inspector name and signature.
